would a epic hero's special rule such as spirit walk be added to the company that it is in?

The only one that works is Terror. The rest don't transfer into the company/formation they are in. I thought that too at first figuring the hero would inspire the formation to hate orcs (Orc Bane) for example.

Slythar is correct. There is a clause about it in the epic hero section (I think), the only reason terror transfers is because the rules for terror say charge/being charged by a terror causing CREATURE instead of formation, so even if the formation doesn't cause terror, the victims are still facing such a creature in the form of the hero.

All the assorted abilities on heroes that don't have game effects, like pathfinder and bane, are there for fluff purposes according to the FAQ.

then why would they give a epic hero abilities like that if they can't use them.
example: Galadriel, Protectress of lothlorien has spirit walk, however she is always in a formation. so if what you say is true that she can never use it

As I said,

If you don't want to look up the FAQ yourself,
Official GW WotR FAQ wrote:
Q. Why do Epic Heroes have the special rules: Bane, Pathfinder, Spirit Grasp, Spirit Walk (and terror) if they never transfer to the formation they are with and have no value in Heroic duels? (p69)
A. For most, they are included for completeness and future compatibility. As we’ve discovered, Terror does have an effect on enemies who charge (or are charged by) the Epic Hero’s company/formation.

It is INCREDIBLY sloppy, unprofessional and basically incompetent writing, but what else can you expect from GW?
